In Singapore, landed properties are homes that are physically connected to the land that they are built on. These properties may be subject to different legal tenures and governing statutes, depending on the specifics of the property.

One key difference between landed and non-landed properties in Singapore is the type of land title held by the owner.

Landed property owners are responsible for the land on which their home is built, and they have the right to decide whether to demolish and rebuild the home as long as it meets the requirements of the Building Construction Authority (BCA) and Urban Redevelopment Authority (URA).

In contrast to strata properties, which are overseen by a Management Corporation Strata Title (MCST), landed properties are not subject to monthly maintenance or parking fees, and owners are not bound by the same rules and restrictions as those in condominiums.
